Hello, my name is Benny Maxwell. I am the founder and CEO of Christian Real Estate Advisors (CREA).

In this admittedly lengthy letter, I want to share a little bit about me, but more importantly I want to talk to you about why Christian Real Estate Advisors was started and what role we can play in your next home sale and/or purchase...should you choose so.

I am a licensed agent with The Danberry Company in Northwest Ohio. I am very lucky and blessed to be able to work alongside the best partner I could ask for...my wife, Angela.

We are active members of CedarCreek Church in Perrysburg, Ohio.

We love to serve our clients and have been doing so for a combined 30+ years now. 

Our goal is to always do what's best for our clients and to be an example of Christ in all transactions.

Unfortunately, we found out long ago that not every agent conducts themselves in this manner.

We discussed many times how we can make a difference in an industry riddled with trust and integrity issues.

Each time we'd talk about what we could do, we'd get overwhelmed with the task at hand and walk away saying we'll just keep doing our best to protect our clients. At least they'll be safe from the unscrupulous agents.

However, two events changed that.

The first event blindsided us...

We were visiting with an agent that we'd known for many years. 

During this conversation he was talking about a client of his that wanted to see a few homes.

He stood up and walked over to the printer to grab the MLS sheets for the 3 homes his client wanted to view.

While looking at the sheets, he said to us, "well we can't see this house", ripped the paper up and put it in the trash.

Then he looked at the bottom of the next sheet and said, "ah can't see this one either".

Angela and I looked at each other wondering why he was doing this.

I asked, "are those two houses sold?"

He said, "no, they're for sale, they just don't pay me much." 

Wait....WHAT?!?

I said, "so you're just not going to show them the houses, even though they want to see them?"

He said, "that's right...I'm not wasting my time on those. I'll tell them the seller's weren't able to get us in."

We were absolutely dumfounded!

This agent has been in business for about 25 years....and still is.

We said our goodbyes and when we got in the car, we were in shock. 

This guy has been in business for so long, his clients trust him and they have NO CLUE that he's not looking out for their best interests!

Something has to be done...

Event #2 was much worse and something I'll never forget.

I had been working with this couple for around a year and just couldn't find the right property. 

They were looking for something very specific and there just weren't many options.

One day, as I'm looking through the new listings on the MLS, I came across a 3 bedroom/2 bath home with an outbuilding and a pond on almost 3 acres!

Exactly what we had been looking for!

WE FOUND THE PERFECT HOME!!

I excitedly picked up the phone right then, called my clients and asked if there was any way they could meet me on their lunch break.

I told them about the house and they were as excited as I was and they said, "we'll see you there at noon!"

The house didn't disappoint.

It was EXACTLY what we had been looking for this whole time!

It was truly their dream home!

We saw the house at noon and submitted a full price offer by 1pm!

This was a Wednesday...like I said, I'll never forget it.

I called the agent to make sure they received the offer but had to leave a voicemail.

I also texted the agent...but didn't get a response.

(This agent is not very good at communicating so I wasn't too concerned yet.)

Thursday rolls around and I repeat the follow up...

Call to agent...no answer

Call to agent's assistant...no answer

Text to agent...no response

Email to agent...no response

Now I'm concerned and annoyed.

My clients are beyond getting restless and want to know what's going on.

Friday morning I get a text from the agent saying, "sorry, the sellers accepted another offer."

Umm...Excuse Me?!?

I wasn't happy to say the least.

My clients were absolutely devastated.

And we were all confused.

They asked...

"Is this normal?"

"How did this happen?"

"Why would something like this happen?"

Then they asked, "Is there any way to find out how much higher the other offer was?"

I said, "we won't know how much it sold for until it officially sells and becomes public knowledge and that would be about 30 days.

I checked the status of the home every day on the MLS waiting for it to close just so we could have some closure.

It wouldn't take the sting away but it would explain it a bit if we found out the other offer was a lot higher.

The sale went through and I wasn't prepared for what I was about to see...

THE LISTING AGENT SOLD IT TO ONE OF HIS CLIENTS 
FOR $10,000 LESS THAN WHAT MY CLIENT OFFERED!!

I felt sick to my stomach.

I couldn't believe it.

I still don't believe it.

To me, the agent stole $10,000 from his client and they never knew it.

Why?

So he could get double the commission.

That event didn't change the way we conduct our business but it did convince me that something bigger needed to be done in order to protect innocent people from becoming victims to greedy agents like this one.

Being a man and woman of faith, we felt the only option is to lead this change through our faith.
